Conservation Easements

Work in this category involves the quantification of the value of development rights. Typically, a property parcel will be appraised in an ‘as-is’ condition, then valued in a prospective, future, developed condition. Then, a development rights value can be determined by subtracting the as-is condition from the (hypothetical) developed state.

Property owners can use this development rights value to ascertain the potential value of the property if developed within reasonable future estimates. An appraiser with a designation (MAI) has enhanced qualifications for this category, particularly with government concerns. Inquire for more discussion regarding appraisal work for this type.
